Highland Park Contemporary Home
4645 Livingston Avenue, Dallas, Texas

One of Dallas' finest designers renovated this home for his own residence. Allen Kirsch created open sophisticated spaces accentuated by the lighting design of Barbara Bouyea.

The construction quality and materials are normally associated with multi-million dollar homes. All exterior walls in front room have maximum insulation with a layer of sound board between the sheetrock and studs. The double paned Marvin windows were custom made and factory primed to better preserve the finish coat of paint. The plantation shutters have 3 ½ inch deep louvers. The floor to ceiling doors can be returned to pockets or they are hung with concealed hinges. Recessed baseboards in the formal rooms provide a clean line between the hardwood floors and smooth walls. The 1 ¾ inch solid wood doors are custom milled of white oak. The low-voltage recessed lighting for art is controlled by the highest quality Lutron dimmers.

In the kitchen you will find marble countertops and rift cut white oak cabinets with full extension drawer glides with ¾ inch side rails. Among the high quality appliances is a 48" Sub-Zero refrigerator and ASKO dishwasher. There is a separate utility room with a sink.

The original mosaic tile has been retained in the two bathrooms. The master bedroom suite has a nice elevation overlooking the garden.
